Massachusetts Real Estate License Requirements

If you aspire to obtain a broker license or salesperson license in Massachusetts, you must first fulfill the necessary requirements before taking the Massachusetts licensing exam and completing your real estate education.

To obtain your broker license in Massachusetts, you must be at least 18 years old and complete 40 hours of real estate education. Additionally, you'll need to provide a Massachusetts Board of Real Estate Educational Certificate of Completion from an approved real estate school. It's important to secure three candidate endorsements; however, these endorsements cannot come from relatives or classmates from the real estate course, and they may include individuals who are not Massachusetts residents. Finally, you must pass the Massachusetts licensing exam to complete the process.

You must be at least 18 years old and possess a salesperson license in Massachusetts. Additionally, you need at least 3 years of experience working for an active Massachusetts broker, dedicating a minimum of 25 hours per week. To proceed, please complete the Employing Broker Certification Form. It's also necessary to fill out a Massachusetts Board of Real Estate Educational Certificate form from an approved Real Estate School. You are required to complete 40 additional hours of real estate education to fulfill continuing education requirements. Moreover, a notarized $5,000 surety bond must be completed and signed by both an insurance agent and the principal candidate/examinee; the original document is essential, as copies are not acceptable. Finally, you will need to successfully complete your Massachusetts licensing exam.

Broker licenses are valid for a minimum of 2 years and a maximum of 3 years. The issue date corresponds to when the candidate successfully passed their Massachusetts licensing exam. The expiration date is based on the candidate’s date of birth. For instance, if the broker license is issued on March 15, 2019, and the candidate’s birth date is April 1, the license will expire on April 1, 2021. To maintain an active status, ongoing continuing education in real estate education is essential, especially if the individual holds a salesperson license.

The exam fee for the Massachusetts licensing exam is non-refundable and non-transferable, and it remains valid for one year from the date of payment. If you miss your exam associated with your salesperson license or broker license, you will need to pay a $54 retake fee to reschedule.
