Massachusetts Real Estate License Requirements

Learn the current Massachusetts real estate license requirements for salesperson and broker candidates, including education, experience and exam requirements. 

To obtain your salesperson license in Massachusetts, you must:

1.  Be at least 18 years old 
2. Complete 40 hours of Board-approved real estate education. 
3. Provide a Massachusetts Board of Registration of Real Estate Brokers and Salespersons Educational Certificate of Completion from an approved real estate school. 
4. Complete the examination application requirements
5. Take and pass the Massachusetts licensing exam. 
6. Complete the licensing process

1. Possess a current Massachusetts Salesperson license.
2. Complete the required salesperson work experience
3. Complete an additional 40 hours of Board-required broker education.
4. Complete the broker application requirements
5. Pass the broker licensing exam.
6. Satisfy additional requirements such as the broker surety bond where applicable.

1. Hold a current broker license issued by the board 
2. Have at least two years of work experience, working at least 25 hours per week, as a real estate broker. 
3. Co-taught or audited the curriculum in an authorized school before teaching it.
4. At least 30 hours of instruction in a board-approved instructor training program 

Required documents:

• A Medical Certificate showing that you do not have tuberculosis.
• A recent, color photograph of the applicant (2-inch by 2inch passport-style headshot).
• A notarized Criminal Offender Record Information (CORI) Authorization Form.
• A Related Real Estate Field Experience Form.
• Your score report, if you took the Teaching Methods Examination.
• If you have prior or pending disciplinary action against any of your professional licenses in any location, either inside or outside of the United States, you must include a document detailing them. Include certified copies of any disciplinary documents or official records of the disciplinary action as well.
• If you have any prior felony or misdemeanor convictions against you in any location, either inside or outside of the United States, you must include copies of certified court records related to the conviction.

Salesperson and Broker licenses are valid for a minimum of 2 years and a maximum of 3 years. The issue date is the date the candidate successfully passed their Massachusetts licensing exam. The expiration date is based on the candidate’s date of birth. For instance, if the broker license is issued on March 15, 2019, and the candidate’s birth date is April 1, the license will expire on April 1, 2021. To maintain an active status, ongoing continuing education in real estate is essential, especially if the individual holds a salesperson license.

The Massachusetts licensing exam fee is non-refundable and non-transferable and remains valid for 1 year from the date of payment. If you miss your exam for your salesperson or broker license, you will need to pay a $54 retake fee to reschedule.
