Massachusetts Real Estate Instructor Course - 30 Hour Program

Pursuant to G.L.c.112,87PP-87DDD, you must meet the requirements of 254 CMR 4.0 (7)(a) 1 through 4 (see below), or the equivalent, as determined by the board, to be issued a real estate instructor permit.

1. Hold a current broker license issued by the board 
2. Have at least two years of work experience, working at least 25 hours per week, as a real estate broker. 
3. Co-taught or audited the curriculum in an authorized school before teaching it.
4. At least 30 hours of instruction in a board-approved instructor training program 

Required documents:

• A Medical Certificate showing that you do not have tuberculosis.
• A recent, color photograph of the applicant (2-inch by 2inch passport-style headshot).
• A notarized Criminal Offender Record Information (CORI) Authorization Form completed and signed by the applicant.
• A Related Real Estate Field Experience Form.
• Your score report, if you took the Teaching Methods Examination.
• If you have prior or pending disciplinary action against any of your professional licenses in any location, either inside or outside of the United States, you must include a document detailing them. Include certified copies of any disciplinary documents or official records of the disciplinary action as well.
• If you have any prior felony or misdemeanor convictions against you in any location, either inside or outside of the United States, you must include copies of certified court records related to the conviction.

• 💥 Unlike the Salesperson and Broker pre-licensing paths, the Massachusetts Real Estate Instructor course features a unique 30-hour instructor curriculum, which is shorter than the standard 40-hour requirement.  

• Regulated by the Massachusetts Board of Registration of Real Estate Brokers and Salespersons, this specialized training prioritizes educational theory, adult learning principles, and presentation techniques, going beyond basic real estate law.  

• The Board-approved 30-hour instructor curriculum encompasses the following essential subjects:

• The Board enforces strict guidelines for the delivery of this 30-hour instructor curriculum:  
• 100% Live or Strict Hybrid Formats: Although the state permits some curriculum to be completed via self-paced methods, most certified programs include asynchronous modules alongside live platform presentation requirements.  
• Auditing Mandate: In addition to completing the 30-hour course, the Board requires prospective instructors to co-teach or audit the standard curriculum at an authorized school before they can legally teach it independently.
